KEY TAKEAWAYS
- East Bengaluru is where most new homes are being launched. Cushman & Wakefield put its share at 57% of city launches in January to March 2026 and 41% for the first half; Anarock put it at 43% of launches and 44% of sales in April to June.
- Prices step down as you move east: Whitefield averages about ₹10,850 per sq ft (Anarock, Q2 2026), Budigere Cross about ₹12,500 for new launches after a reported 23% rise in a year, and Hoskote about ₹7,400.
- The Purple Line already reaches Whitefield. The Blue Line's KR Puram to Silk Board stretch is targeted for December 2026; the airport section for September 2027.
- The risks are real: East Bengaluru holds about 49% of the city's unsold homes, peak-hour traffic on Varthur Road is severe, and water supply varies widely by building.
- My view: Whitefield suits end users who want a finished neighbourhood; Budigere Cross and Hoskote suit buyers with a 5 to 7 year horizon who can live with thinner infrastructure for now.
East Bengaluru is the busiest housing market in the city in 2026. More new projects are being launched along Whitefield, Varthur, Gunjur, Budigere Cross and Hoskote than in any other zone, prices are still rising, and the metro is slowly catching up. But the same supply that gives buyers choice also means more competition at resale, and traffic and water remain the area's weak points.
In this guide I put the latest numbers side by side: how much is being launched, what each pocket costs, where the metro stands, and what to check before you buy. I deal with buyers in the east every week, so I have added what I see on the ground as well.
How Much of Bengaluru's New Supply Is in the East?
A lot, though the exact share moves from quarter to quarter and differs by consultant, because each defines the zones a little differently.
| Period | East Bengaluru figure | Source |
|---|---|---|
| Jan to Mar 2026 | About 57% of 12,664 city launches | Cushman & Wakefield |
| Apr to Jun 2026 | 26% of 12,544 launches; 41% for January to June | Cushman & Wakefield |
| Apr to Jun 2026 | 43% of launches, 44% of sales, 49% of unsold inventory | Anarock |
| Jul to Sep 2026 | East and South-East the most active, led by Varthur, Panathur Road and Sarjapur Road | Cushman & Wakefield |
Across the whole city, demand is holding. Anarock reported about 17,720 homes launched and about 16,670 sold in Bengaluru in July to September 2026, up 17% and 12% on a year earlier, as covered by Propnewz on 9 October. Cushman & Wakefield counted 12,442 launches in the same quarter on its narrower measure.
The point for buyers: the east is getting the most new homes and also selling the most. But it also holds about half of the city's unsold stock, according to Anarock's Q2 2026 report. That is not a warning sign by itself, because big markets carry big inventories, but it does mean you have bargaining power, especially on larger launches.
What Each Pocket Costs in 2026
Prices in the east vary more than the averages suggest, because a branded high-rise and an older mid-segment project can sit on the same road. Here is how the main pockets compare, using the most recent figures I could source.
| Typical price per sq ft | Source and date | Character | |
|---|---|---|---|
| Whitefield (average) | About ₹10,850 | Anarock, Q2 2026 | Established, offices, schools, metro |
| East, high-end segment | ₹12,000 to ₹15,000 (base rate) | Cushman & Wakefield, Q2 2026 | Whitefield, Old Airport Road |
| East, mid segment | ₹8,500 to ₹10,000 (base rate) | Cushman & Wakefield, Q2 2026 | Whitefield, Old Madras Road, Budigere Cross |
| Gunjur and Varthur side | About ₹11,000 to ₹15,000 | Propnewz, May 2026 | New launches, heavy construction traffic |
| Budigere Cross | About ₹12,500 (new launches) | Trade Brains via Propnewz, June 2026 | Fast-growing, large townships |
| Hoskote | About ₹7,400 (average) | Propnewz, August 2026 | Early stage, STRR and airport-side |
Two notes on reading this table. First, consultants quote averages across all projects, while new-launch prices from branded developers are usually higher. That is why Budigere Cross launches can be quoted above the Whitefield average, even though a finished Whitefield flat is generally the more expensive home. Second, Cushman & Wakefield's figures are base rates and exclude parking, clubhouse and other charges, which can add 10% or more to the final cost.
A quick example: a 1,300 sq ft 3BHK costs about ₹96 lakh at Hoskote's average of ₹7,400 per sq ft, and about ₹1.41 crore at Whitefield's average of ₹10,850 (my calculation, before charges and stamp duty). That gap of about ₹45 lakh is what a Hoskote buyer is trading for a longer commute and a less finished neighbourhood.
How Fast Prices Have Moved
Cushman & Wakefield put East Bengaluru capital values up about 7% year on year in Q2 2026 in both the high-end and mid segments. The outer pockets have moved faster from a lower base: Trade Brains reported Budigere Cross apartment prices up about 23% in a year to June 2026, and Propnewz puts Hoskote's rise at about 115% between 2021 and 2026. Rents have followed. Cushman & Wakefield reported East Bengaluru rents up about 6% to 7% a year, ahead of the city's 4% to 5%.
I would not project those outer-pocket rates forward. Fast gains from a low base usually slow as prices close the gap with established areas, and large township launches add supply that caps resale prices.
The Metro: What Is Running and What Is Coming
- Purple Line (running). The Purple Line has run the full way to Whitefield (Kadugodi) since 2023, linking Whitefield, Hoodi and KR Puram with MG Road and the city centre. Homes within walking distance of its stations hold rents and resale value best.
- Blue Line, KR Puram to Silk Board (next). According to Swarajya on 23 August 2026, trial runs between KR Puram and Iblur were expected from October, with the Iblur to Silk Board stretch slated for December 2026. This links the east to the Outer Ring Road tech parks.
- Blue Line to the airport (later). The Hebbal to airport section is targeted for September 2027 and the full 58-km line for March 2028, a slip of about three months from the earlier target.
- Hoskote (proposed only). A metro extension towards Hoskote is still at the planning stage. Do not pay a price today that assumes it is coming soon.
My metro Phase 3 property map covers which areas gain from the next phases.
For Hoskote, the bigger change has been roads. The Dobbaspete to Hoskote stretch of the Satellite Town Ring Road (STRR) opened in 2024, according to Propnewz, giving Hoskote a bypass to the north and the airport side without crossing the city.
Water and Traffic: The Two Things to Check
Water. Cauvery Stage V added 775 MLD for about 110 peripheral villages, including parts of Mahadevapura and Whitefield. Propnewz reported about 89,000 new connections by May 2026, but the rollout is phased and many buildings still depend partly on borewells and tankers. The same article puts tanker rates at about ₹800 to ₹2,000 per load, more in peak summer. A building that spends heavily on tankers in April passes that cost on to you in maintenance.
Traffic. Peak-hour congestion is the east's biggest daily cost. On 17 September 2026, school buses were stuck for hours on the Varthur to Gunjur stretch, with one parent reporting two hours to cover 2 km, according to The South First. Nearly 5,000 residents signed a petition asking for limits on heavy and construction vehicles at school times. Much of this traffic comes from the construction itself, so it should ease as projects finish, but expect it for the next two to three years.

Who Each Pocket Suits
| If you are... | Look at | Why |
|---|---|---|
| A family needing schools and a short commute now | Whitefield, near the Purple Line | Finished neighbourhood, hospitals, schools, metro |
| An ORR tech worker | Whitefield south, Varthur, Panathur Road | Blue Line and ORR access, though roads are busy |
| A first-time buyer stretching the budget | Old Madras Road, Budigere Cross | Newer projects, lower ticket than central Whitefield |
| An investor with a 5 to 7 year view | Hoskote, Budigere Cross | Lower entry price, road and airport-side growth |
| Someone who works near the airport | Hoskote via STRR | Bypasses inner-city traffic |
What It Means for Buyers
- Use the supply to negotiate. With so much being launched, ask for parking, floor rise or payment-plan concessions, especially in projects that launched more than a year ago.
- Compare all-in cost, not base rate. Add parking, clubhouse, GST on under-construction homes and stamp duty before you compare projects.
- Check water before you book. Ask for the building's Cauvery connection status, borewell yields and last summer's tanker bills.
- Drive the commute at peak hour. Do it on a weekday at 8:30 am, not on the Sunday site visit.
- Prefer delivered or near-complete projects in outer pockets. Delivery risk is higher with smaller developers in early-stage areas. Check the RERA page for progress and complaints.
- Remember loan costs have risen. After the RBI's October hike, budget for a slightly higher EMI. See what the RBI decision means for home loans.

Frequently Asked Questions
Is East Bengaluru a good place to buy property in 2026?
For many buyers, yes. It has the most new supply, strong job growth and the Purple Line, and prices rose about 7% a year in Q2 2026 according to Cushman & Wakefield. Traffic, water and high unsold inventory are the main things to weigh.
What is the price per sq ft in Whitefield in 2026?
Anarock put the Whitefield average at about ₹10,850 per sq ft in Q2 2026. Premium new launches are typically quoted at ₹12,000 to ₹15,000 or more, excluding charges.
Is Hoskote a good investment?
It suits patient buyers. Hoskote averages about ₹7,400 per sq ft and has gained from the STRR, but civic infrastructure is still developing and a metro line is only proposed. Plan to hold for 5 to 7 years.
Why are Budigere Cross prices rising so fast?
Large branded townships, its position between Whitefield and the airport side, and a low starting base. Trade Brains reported a rise of about 23% in a year to June 2026, which is unlikely to continue at that pace.
When will the Blue Line metro reach KR Puram and Silk Board?
According to Swarajya in August 2026, trial runs were expected from October 2026, with the Silk Board stretch slated for December 2026. Metro timelines often slip, so do not rely on exact dates.
