Rents in Bangalore are still going up in October 2026, but at a calmer pace than the steep rises of 2023 and 2024. Demand from tenants remains strong because the city keeps adding office jobs, while more new homes reaching completion are giving tenants more choice. For most 2BHKs, a fair rent today depends far more on the micro-market and the building than on any citywide average.

How Fast Are Bangalore Rents Rising?
The Magicbricks Rental Index is the most regular source for rent trends. According to its January to March 2026 report, covered by Business Standard in May, Bengaluru rents rose 8.6% in that single quarter, the strongest of the markets in that report, with tenant demand up 5.2%. (Another write-up of the same quarter quotes 10.2%; I use the figure Business Standard reported.)
The next quarter was gentler. For April to June 2026, Magicbricks reported rental values across its cities up only 2.2% on the previous quarter, even though demand in Bengaluru jumped 13.4%. More completed homes coming onto the rental market are absorbing much of that demand.
The longer view shows how far rents have come. Anarock data cited by Propnewz in August 2026 shows average monthly rent on Sarjapur Road rising about 76% in three years, from ₹21,000 to ₹36,900.
So the honest summary: rents are still climbing in most of the city, but the double-digit annual jumps of recent years are less common, and tenants have more options than they did.
Why Demand Stays Strong: Offices and Jobs
Rents follow jobs. Colliers reported on 28 September that Bengaluru absorbed 15.7 million sq ft of office space from January to September 2026, about 29% of the total across India's seven largest office markets and more than any other city. Anarock separately counted about 5.2 million sq ft leased in Bengaluru in July to September alone.
Much of this comes from global capability centres and technology firms that hire in large numbers. New employees, many of them moving to the city, rent before they buy. That steady flow is what keeps vacancy low in well-connected areas.
What a 2BHK Rents For, Area by Area
The table shows typical rents for a semi-furnished 2BHK, from Nestriqo's July 2026 summary of listings and market reports. Treat them as ranges. A newer gated community, a higher floor or a metro station nearby will put a flat at the top of its range.

In my experience, Hebbal rents in newer gated projects sit well above that range, because the area includes both older layouts and large premium communities. Always compare like with like: same age of building, same amenities, same floor.
Furnished or Semi-Furnished?
Nestriqo's data suggests a fully furnished flat commands about 15% to 30% more rent than a semi-furnished one. Furnishing helps most in areas popular with people relocating for work, such as Whitefield, Bellandur and around Manyata Tech Park, where tenants want to move in with a suitcase. In family areas, semi-furnished with good wardrobes, a modular kitchen and fitted lights is usually enough.
If you furnish, choose durable basics: a bed and mattress, a sofa, a dining set, a fridge, a washing machine and curtains. Expensive decor rarely earns its cost back in rent.
What Rental Yields Look Like
Gross rental yield is the annual rent divided by the property's value. SquareMind's February 2026 analysis put Bengaluru yields at about 4.5% to 5% in the IT corridors (Electronic City around 5%, Whitefield about 4.5%), about 4.3% to 4.6% in the north and south, and about 3.6% to 3.7% in Indiranagar and Koramangala. Magicbricks put the city average at about 4.2% in its January to March report.
A quick example: a ₹1.2 crore 2BHK in Whitefield renting for ₹42,000 a month earns ₹5.04 lakh a year, a gross yield of 4.2% (my calculation). After maintenance, property tax, a vacant month and repairs, the net yield is closer to 3% to 3.5%. What It Means for Landlords
- Price to the market, not to last year's peak. With more homes being completed, an overpriced flat can sit empty for a month or two, and one vacant month costs about 8% of a year's rent.
- Fix the basics before listing. Fresh paint, working geysers, clean bathrooms and good photographs fill a flat faster than a lower rent.
- Screen properly. Check employment, references and police verification, and register the rental agreement.
- Keep the deposit reasonable. See where the Karnataka rent law stands on deposits.
- Consider management if you live abroad. A local manager who handles tenants, repairs and rent collection often pays for itself in fewer vacant months.
What It Means for Tenants
- Compare at least five listings in the same area and building age before you decide.
- Negotiate the whole package: lock-in period, notice period, deposit, maintenance charges and the annual increase, not just the monthly rent.
- Check the annual increase clause. 5% a year is common in Bangalore agreements; push back on anything higher without a reason.
- Document the flat on move-in with dated photos, so the deposit comes back in full.
