Most landlord problems I see come from skipping one of these, not from bad luck.
This guide is for owners letting a flat for the first time, owners who have had a bad tenancy, and NRIs managing a home from abroad. Below are the dos and don'ts I give my own landlord clients, with current costs and rules.
Do: Price the Rent to Today's Market
Rents in Bengaluru are still rising, but more slowly than in 2023 and 2024, and more completed flats are competing for tenants. A flat priced above the market can sit empty for a month or two. One vacant month costs about 8% of a year's rent, which is more than most landlords gain by holding out for a higher figure.

Do: Get the Flat Ready Before You List
- Repaint if the walls are tired. It is the single biggest improvement in photos and viewings.
- Fix every leaking tap, faulty switch and broken fitting. Tenants judge the landlord by the state of the flat.
- Service the geysers, check the water purifier and clean the water tank.
- Take good, bright photos, including the kitchen and bathrooms.
Whether to furnish depends on the area. Fully furnished flats rent for about 15% to 30% more, according to Nestriqo's 2026 data, and the premium is highest in areas popular with people relocating for work.
Do: Screen Your Tenant Properly
A good tenant matters more than a slightly higher rent. Before you agree:
- Confirm employment with an offer letter or recent payslips, or business proof for the self-employed.
- Check identity with Aadhaar and a second ID such as PAN or passport.
- Speak to the previous landlord if possible.
- Meet everyone who will live in the flat, not just the person signing.
Do: Sign a Properly Stamped Agreement
Karnataka has phased out physical stamp paper, so agreements are executed on e-stamp paper through the Kaveri system, according to PropTech Solutions' June 2026 guide. Most Bangalore rentals use an 11-month agreement. Nestriqo's June 2026 guide puts stamp duty on an 11-month agreement at 0.5% of the rent and deposit, usually capped at about ₹500, and says leases longer than 11 months must be registered, with higher stamp duty and registration charges. Confirm the current amount with a document writer or on Kaveri before you sign.
A good agreement covers at least:

Do: Verify the Tenant With the Police
Police verification protects you if a tenant turns out to be using a false identity. In Karnataka, landlords can apply online through the Seva Sindhu portal. Nestriqo's June 2026 guide puts the fee at about ₹200 online, with police processing usually taking 3 to 15 working days. Make sure you apply to the police station for your property's area, as the wrong station is a common reason for rejection.
Do: Document Everything at Handover
Take dated photos and a short video of every room, the walls, floors, fittings and appliances on the day of handover, and have the tenant sign the inventory. Do the same at move-out. With this record, most deposit disputes are settled in minutes. Without it, they turn into an argument about memory.
Don'ts That Cost Landlords Money
- Don't let a tenant move in on a verbal promise. Sign the agreement and collect the deposit first.
- Don't skip police verification because the tenant "seems decent".
- Don't accept rent in cash without receipts. Bank transfers protect both sides and keep your tax records clean.
- Don't enter the flat without notice. Agree on a notice period for inspections in the agreement.
- Don't deduct from the deposit without evidence. Use the move-in photos and actual repair invoices.
- Don't ignore repairs. Slow responses are the main reason good tenants leave at renewal.
Deposits: Where the Rules Stand
In Bangalore, deposits of several months' rent have long been common, often more than in other cities. There has been a lot of discussion this year about a two-month cap. According to PropTech Solutions in June 2026, Karnataka has not adopted the Model Tenancy Act's two-month cap, and the Karnataka Rent (Amendment) Act, 2025 deals mainly with how violations are penalised. Tax on Rental Income, Including for NRIs
Rent is taxable as income from house property. Resident landlords pay tax on it through their normal return, after the standard deduction and municipal taxes paid. Keep rent receipts and property tax records.
For NRI landlords, the tenant must deduct TDS before paying rent. NoBroker's NRI guide puts this at 30% plus cess, and the tenant needs a TAN to deduct and deposit it. Many NRIs apply to the Income Tax Department for a lower deduction certificate if their actual tax will be lower.
