KEY TAKEAWAYS
- A fully furnished flat in Bangalore rents for about 15% to 30% more than a semi-furnished one, or roughly ₹5,000 to ₹12,000 a month, while an unfurnished flat rents for 10% to 20% less (Nestriqo, July 2026 data).
- Semi-furnished is the sweet spot for most landlords: wardrobes, a modular kitchen, fans, lights, geysers and curtains. These are what tenants check first.
- Full furnishing pays back in about 3 to 4 years on a typical 2BHK (my calculation), but only where tenants want it: areas popular with people relocating for work.
- ACs, a fridge and a washing machine usually earn their cost back. Heavy sofas, decor and expensive beds rarely do.
- Every furnished letting needs a signed inventory with photos and a clear wear-and-tear clause, or the deposit discussion at move-out gets difficult.
For most Bangalore landlords, a well-done semi-furnished flat earns the best return: tenants expect wardrobes, a working kitchen, lights, fans and geysers, and they pay for them. Going fully furnished adds about 15% to 30% to the rent, which can pay back within three to four years, but only in areas where many tenants are relocating for work and want to move in with a suitcase. Elsewhere, extra furniture mostly adds cost, wear and maintenance calls.
This guide is for owners deciding how far to furnish a flat before letting it. I cover the rent premium, which items earn their cost back, which do not, what to buy for durability, and how to protect yourself in the agreement.
What Furnishing Adds to the Rent
Bangalore listings fall into three groups. Nestriqo's 2BHK rent guide, using July 2026 data, puts the citywide median band for a semi-furnished 2BHK at ₹22,000 to ₹45,000 a month and compares the others to it:
| Furnishing level | What it usually includes | Rent compared with semi-furnished |
|---|---|---|
| Unfurnished (bare shell) | Basic lights and fittings only | About 10% to 20% less |
| Semi-furnished | Wardrobes, modular kitchen, fans, lights, geysers, often curtains | Baseline: ₹22,000 to ₹45,000 citywide median band |
| Fully furnished | Plus beds, sofa, dining, fridge, washing machine, ACs, TV unit | About 15% to 30% more, roughly ₹5,000 to ₹12,000 a month |
The same guide notes that fully furnished flats are common in HSR Layout, Indiranagar and Whitefield. In my experience, the furnished premium is easiest to achieve near large office clusters such as Whitefield, Bellandur and Manyata Tech Park, and around Indiranagar and Koramangala, where many tenants are young professionals, people on transfer or expats. In family areas such as JP Nagar or Jayanagar, tenants often bring their own furniture and will not pay much extra for yours. My October 2026 rent guide has 2BHK rents for 12 areas.
Does Full Furnishing Pay Back?
Here is a simple example for a 2BHK (my calculation):
- Cost to go from semi-furnished to fully furnished with mid-range items: about ₹3.5 lakh.
- Extra rent: about ₹8,000 a month, the middle of Nestriqo's range, or ₹96,000 a year.
- Simple payback: about 44 months, or just under 4 years, before any repairs or replacement.
That is a gross return of about 27% a year on the furnishing spend, which is attractive, but three things reduce it. Appliances need servicing and some items will need replacing within five to seven years. A furnished flat can take longer to let in the wrong area. And furnished tenants tend to move more often, so you face more vacant weeks. If your flat is in a strong relocation market and you can manage repairs quickly, full furnishing usually pays. If not, stay semi-furnished.
Items That Earn Their Cost Back
These are the items tenants notice first and pay for. The cost ranges are my typical budgets for a 2BHK rental, except where a source is named.
| Item | Typical cost | Why it pays |
|---|---|---|
| Wardrobes in both bedrooms | ₹1.1 lakh to ₹1.6 lakh (essential tier, Studio Matrx 2026) | Tenants rarely rent a flat without them |
| Modular kitchen with chimney and hob | ₹1.3 lakh to ₹1.8 lakh (essential tier, Studio Matrx 2026) | The single biggest factor in a viewing |
| Split ACs in bedrooms | About ₹33,000 to ₹43,000 each for a 1.5 ton inverter (MySmartPrice, Oct 2026) | Increasingly expected as summers get hotter |
| Geysers in each bathroom | About ₹8,000 to ₹15,000 each | A basic expectation; missing geysers lose tenants |
| Curtains and rods | About ₹15,000 to ₹30,000 | Cheap, makes photos and viewings much better |
| Fridge and washing machine | About ₹40,000 to ₹60,000 together | High value to tenants who are relocating |
| Good lighting and fans | About ₹25,000 to ₹50,000 | Bright rooms let faster |
Items That Rarely Pay Back
- Large or expensive sofas. They get the most wear, and many tenants dislike the style or size. A simple, sturdy three-seater is enough.
- Decor and art. Tenants have their own taste. Keep walls clean and neutral.
- Expensive beds and premium mattresses. Provide sturdy bed frames; let tenants bring or buy their own mattresses where possible, for hygiene as well as cost.
- Large TVs and home theatre systems. Easy to damage and hard to price into rent.
- Glass and delicate furniture. Breaks easily and leads to deposit disputes.
- Gadgets such as dishwashers and microwave ovens in mid-market flats. Nice to have, but they rarely change the rent.
Durability Picks for Rental Flats
- Wardrobes and kitchen: BWP plywood near water and laminate finishes, which survive tenants far better than gloss. My modular kitchen guide covers materials.
- Furniture: solid wood or metal frames, removable and washable covers, and neutral colours.
- Appliances: mainstream brands with local service centres and long warranties. A five-star inverter AC costs a little more but lowers the tenant's bills, which helps you let the flat.
- Floors and walls: washable paint, and felt pads on furniture legs to protect tiles and wood.
- Keep the manuals and warranty cards in one folder for the tenant, with your service contacts.
Protect Yourself in the Agreement
Furnishing raises the stakes at move-out. Two documents matter most.
The inventory. List every item, its brand and condition, attach dated photos, and have the tenant sign it at handover. Repeat the check at move-out. My landlord dos and don'ts explains the handover process.
The wear-and-tear clause. State that the tenant pays for damage beyond normal use, and that normal wear is the landlord's cost. Business Today reported in August 2026 that faded paint, minor scuffs and ordinary ageing are generally the landlord's responsibility, while broken fixtures and damage from misuse can be charged to the tenant, and that deductions should be itemised and backed by evidence. Courts have also generally treated routine repainting as a landlord expense. Keep invoices for every repair you charge.
Other useful clauses: who pays for appliance servicing (usually the tenant for routine servicing and the landlord for major repairs), what happens if an appliance fails, and whether the tenant may move or remove furniture.
A tax note: rent from a furnished flat can raise questions about how the furniture part is taxed, especially if you charge for furniture separately. Speak to your chartered accountant before you structure the rent.
What It Means for Landlords
- Start semi-furnished, done well. It suits the widest range of tenants.
- Go fully furnished only in relocation markets, and only if you or a manager can handle repair calls quickly.
- Spend on what tenants use every day: wardrobes, kitchen, ACs, geysers and the fridge.
- Skip the decor. Clean, neutral and bright lets faster than styled.
- Document everything with an inventory and photos.
Frequently Asked Questions
How much more rent does a fully furnished flat get in Bangalore?
About 15% to 30% more than a semi-furnished flat, or roughly ₹5,000 to ₹12,000 a month for a 2BHK, based on Nestriqo's July 2026 data. The premium is easiest to achieve near large office clusters.
What does semi-furnished mean in Bangalore?
Usually wardrobes, a modular kitchen, fans, lights and geysers, often with curtains. It does not include beds, sofas or most appliances.
Should I put ACs in a rental flat?
In most areas, yes, at least in the bedrooms. A 1.5 ton inverter split AC costs about ₹33,000 to ₹43,000, and tenants increasingly expect them as summers get hotter.
Can I deduct repainting costs from the tenant's deposit?
Generally not for normal wear and tear. You can deduct for damage beyond normal use if it is documented and the cost is reasonable. State this clearly in the agreement.
Is it worth furnishing a flat for rent?
Semi-furnishing almost always is. Full furnishing pays back in about 3 to 4 years where tenants want it, mainly in areas popular with people relocating for work.
