Good deals in the premium segment rarely sit with one agent. The buyer is with one broker, the right home is with another. Co-broking is how both clients get the best outcome, as long as the terms are clear and both agents behave.

From First Message to Closing

Every co-broked deal follows the same steps, so both sides always know where they stand.

Share the brief or the listing

Send the buyer's requirement or the property details on WhatsApp or through the form below, without the client's name if you prefer.

Agree terms before details

If there is a match, we agree the commission split and responsibilities in writing, on WhatsApp or email, before any client details change hands.

Visits and negotiation

Visits are coordinated with both agents. Each agent stays in charge of their own client relationship.

Paperwork

Agreement, due diligence and registration are handled properly, with lawyers involved where needed.

Paid on closing

Each side collects its brokerage as agreed when the deal registers. If anything changes, it is discussed openly first.

How is the commission shared on a co-broked deal?

The split is agreed in writing for each deal before any client details are shared. The agent who brings the buyer and the agent who brings the property each earn on their side, and nobody renegotiates after the fact.

Will Proptals contact my client directly?

Not without your agreement. Your client stays your client. We coordinate visits and negotiations through you unless you ask us to deal with them directly.

Do I need to be RERA registered?

Yes. We co-broke only with agents registered with Karnataka RERA, or the RERA authority of their state, so both sides can be paid properly and the deal is documented.

What kind of properties does Proptals handle?

Premium resale apartments, villas and independent houses, luxury rentals, homes under management for NRIs, projects from developers we work with, and land and joint development deals in and around Bengaluru.

Is there a fee to join?

No. There is no membership fee. We earn only when a deal closes.
